Many years ago as we began our real estate practice, we sold one of our buyers a lovely updated home. They were young, first-time homebuyers and had stretched their budget to attain their dream. They Say Everything is Bigger in Texas

According to the annual population estimates released last week by the U.S. Census Bureau, Texas added more people to its population than any other state.

Since 2000, Texas has gained more than 3.9 million residents and in the past year the population grew by 478,000. Rounding out the top five in the Census survey were California (381,000), North Carolina (134,000), Georgia (131,000) and Florida (114,000).

It’s likely that Texas was able to attract and retain residents because it never went through the boom-and-bust housing cycle that devastated some of the other Sun Belt states. In general, Texas home prices have remained affordable and the state’s unemployment rate is at 8% which is 2% below the national average.

The census data also shows that Texas ranked second to California in the number of people moving to the state from other countries.

Three states, Maine, Rhode Island, and most notably Michigan, lost population. Census estimates show that 32,759 fewer people live in Michigan than a year ago. Overall, Michigan's population dipped below 10 million for the first time since 2000.

pinecrest remains steady despite the economy

It’s no secret; South Florida was one of the epicenters of the recent housing bust. Despite all of the economic hardships faced by South Florida, certain pockets of the real estate market remained steady; one of these being the Village of Pinecrest.


As you can see in the chart above, the number of single family homes listed in Pinecrest increased only 24.23% in 2009 as compared to 2007; the number of single family homes listed throughout Dade County increased 38.81% over the same time period. Dade County as a whole saw more than a 60% increase in the difference of inventory as compared to solely the Village of Pinecrest. While the majority of Dade County was being flooded with homes on the market, Pinecrest weathered the market quite well.

As shown in the chart above, the ratio of closings/listings in Pinecrest increased as compared to the same ratio of Dade County as a whole in 2008 and 2009 as compared to 2007. In 2007, 14.64% more of the single family homes listed in Pinecrest closed as compared to the same ratio in Dade County as a whole; 50.88% more in 2008 and 14.71% more in 2009.

The Village of Pinecrest has not seen the drastic increase in homes on the market that many other communities in Dade County have seen. Combine that with the 26.75% average higher ratio of closings/listings over the past three years as compared to Dade County as a whole and Pinecrest looks to be a sound investment.

What Does Green Really Mean?

If you’ve recently been house hunting you’ve probably noticed that some sellers are touting their homes as “green.” What exactly does that mean, and how can you tell if the house is as environmentally friendly as the owners claim? HGTV’s FrontDoor shares a few items to look for when considering going green.

The Inside

On-demand water-heating units are big energy savers since they only heat water on an as-needed basis. You should also look for Energy Star rated refrigerators, washers, dryers and dishwashers. Energy Star products can reduce energy use by 30-50%!

If the home has had a recent Home Energy Rating System (HERS) audit it will reveal the home's energy efficiencies and deficiencies. If the sellers don't have a report, ask them to get the audit done by a utility company or a home inspector.

Look for homes with south-facing window exposure so the sun can provide natural warmth in winter. East and west window exposures should be smaller to minimize the summer heat.

The Outside

In general, building products that don’t contain VOCs (volatile organic compounds) are better for your health and the environment since they don’t give off gases like traditional building materials.

When deciding on landscaping, it's best to select native plants that require minimal watering. While lush, tropical lawns can be beautiful, they are a huge energy drain on a house since they require constant watering.

Uptick in Mortgage Interest Rates

According to Freddie Mac's weekly survey ending December 24, mortgage rates crossed 5% for the first time since the end of October.

The 30-year fixed rate averaged 5.05% for the week ending December 24 - up from last week’s average of 4.94%. While rates ticked up, they’re still below the 5.14% average a year ago.

Fifteen-year loans, which are growing in popularity, averaged 4.45% up from last week’s 4.38%. That compares with 4.91% a year ago.

“Although interest rates for 30-year fixed-rate mortgages are above 5% this week for the first time since the end of October, they are still around 0.5 percentage points below this year’s peak set in mid-June,” said Frank Nothaft, Freddie Mac vice president and chief economist. "

Palm Beach Co., Treasure Coast home sales soar over Nov 2008

Rising home sales and stabilizing prices may mark the fall of 2009 as the comeback season for Florida real estate.

Single-family home sales in November continued the upward trend, soaring 61 percent statewide compared with the same time last year, and climbing 63 percent in Palm Beach County.

Treasure Coast home sales leapt 78 percent, according to numbers released Tuesday by the Florida Realtors.

The National Association of Realtors, which also released existing home sale numbers Tuesday, predicted a November jump because of the tax credit. The government incentive, in fact, likely helped break national real estate records for the month.

A 44 percent increase in single-family home sales nationally compared with the same time in 2008 is the largest year-over-year percentage gain since September 1983.

Buying vs. Refinancing

Mortgage interest rates continue to fall, according to Freddie Mac's Primary Mortgage Market Survey. Interest rates are below five percent, and with the recent extension of the home buyer tax credits it gives buyers a unique opportunity to purchase a home with interest rates at nearly 50 year lows. This may also be a great time to lock in a lower interest rate and refinance your loan's existing balance. Here are some points to consider when thinking about refinancing:

1. Will you qualify for a refinance? Before you put in any time and energy into working out the details of your refinance, try to assess your property's current value. Contact a local real estate agent to discuss what homes in your neighborhood are selling for, not what they're listed for.

2. How much equity do you have in your home? Today, conventional lenders won't do a refinance unless you have at least 20 percent equity in your property and have verifiable income. FHA loans are available for loans with less than 20 percent down, and their guidelines differ somewhat from most Fannie Mae and Freddie Mac lenders, but these FHA loans are generally available for new purchases of homes and not for homeowners who want to refinance.

3. Can you qualify for "underwater" mortgage programs? If the value of your house is less than what you owe on the mortgage, then you are considered to be "under water." If your loan is owned or securitized by Fannie Mae or Freddie Mac, you still might be able to refinance your mortgage even if you are under water.

4. What are you trying to accomplish? Some homeowners want to lower their monthly payment; others want to shorten the loan term. Start by figuring out what your financial goals are for the refinance, and then prioritize them so you know which of your financial goals are most important.

5. Shop around. Although Fannie Mae, Freddie Mac and FHA are collectively responsible for nearly 90 percent of the loans being originated, refinance fees vary widely. Ask prospective lenders to list every fee so you understand what you'll be paying and what the interest rate will be.

Florida Home Sales Climb

According to Florida Realtors, the threatened termination of the $8,000 federal first-time homebuyers’ incentive was responsible for driving up home and condo sales throughout Florida in November.

Fort Myers-Cape Coral led the state with a 133 percent increase compared to the same month in 2008. Both Daytona Beach and Gainesville saw an 84 percent increase in home sales. The Herald Tribune reports the Sarasota-Bradenton market saw a 63 percent increase in home sales, while sales were up 55 percent in Punta Gorda-North Port.

Across Florida as a whole, sales were up 61 percent, with 14,026 homes changing hands statewide compared to 8,694 homes sold in November 2008.

“The extended and expanded federal homebuyer tax credit will continue the positive momentum of the housing sector's recovery,” said Florida Realtors President Cynthia Shelton. “For 15 months now, statewide sales of existing single-family homes in Florida have increased each month compared to the year-ago figures.”

The national median sales price for existing single-family homes in October 2009 was $173,100, down 6.8 percent from a year earlier, according to National Association of Realtors.

48 Hours in "A Christmas Story" House

A reality TV star recently spent a couple of nights living like Ralphie in the house used for the movie "A Christmas Story."

Billy Jeffrey, a Lewiston, Idaho, businessman and reality TV star spent two nights this week living in the Tremont house used for exterior shots in the 1983 movie. The Christmas cult classic film stars Peter Billingsley as Ralphie Parker, a young boy determined to get a Red Ryder BB gun for Christmas.

The experience is a "major award" for Jeffrey, who says he's obsessed with the 1983 film. He bid $4,200 in an online charity auction to benefit the Cleveland Scholarship Programs, which promotes educational awareness.

Jeffrey, his sister Rachel Pierce and brother-in-law Sennett Pierce shot BB guns in the back yard, set a leg lamp in the window and crawled under the sink just like the kids in the movie. Jeffrey even braved a taste of Lifebouy soap. How was it? Absolutely awful, Jeffrey reported.

About 50 bidders entered the auction, said A Christmas Story House executive director Steve Siedlecki. The house is located at 3159 West 11th St. in Cleveland, Ohio and is open year round to the public for tours.

High Heeled Homeowners

A November National Association of Realtors report noted that 21% of home buyers nationwide are single women; among first-time buyers, that number rises to 25%. By contrast, single men represent 10% of buyers; among first-timers, 12% are single men.

According to a 2008 nationwide census survey, there are 163 single female homeowners for every 100 single male homeowners. Sixty-three percent of women buyers chose single-family homes, 13% chose town houses and 19% bought condominiums.

In 1981, single women accounted for 11% of buyers. Sixteen years later, in 1997, the number had risen to 18%, and in 2007 and 2008, one in every five home purchases was made by a woman.

The National Association of Realtors also reports that 60% of Realtors are women. The typical Realtor is female, 52, married and college-educated. So both the buyer and seller sides of real estate are female-dominated.

Generally speaking, the real estate industry is cautiously optimistic that we’re presently at the beginning of a market recovery. The signs of this recovery are primarily manifesting themselves in the entry-level sector of the market. This is to be expected, as real estate markets tend to recover from the bottom up; today this is largely an FHA-loan fueled recovery. So why then is the FHA looking to throw a monkey wrench in to the works?

I’m quite weary of the proposed changes to FHA loans for 2010. Here are just a few:

  • Minimum credit score of 640; it is now 620
  • Lowering the maximum debt to income ratio to 50%, today the ratio is higher
  • Increasing the down-payment requirement from 3.5 to 5%
  • Risk-based pricing: higher rates for riskier borrowers, fewer will qualify
  • New minimum net worth requirements for FHA lenders-smaller lenders will not qualify so there will be less competition and ultimately less choice for the consumer

On the bright side, these are just proposed changes for now. And like any legislation, it will be disputed, negotiated, altered, and tweaked. However, if you suspect that your personal situation puts you right near the fault line of any of these changes, I’d run out and have a chat with your lender...

Tax Credit Part 2: It's not just for first-time homebuyers anymore!

The new home buyer tax credit law went into effect November 6, including changes to rules for first-time buyers and the addition of policies allowing current homeowners to cash in on the credit.

The most anticipated change was the extension of the credit through April 30, but Palm Beach County Realtors also are boning up on other modifications to the law, which already has been used by about 1.4 million buyers nationwide.

The original deadline to earn the credit was November 30, leaving many buyers scrambling to find homes. With so many short sales on the market and real estate investors picking off the foreclosures with cash, home shopping became a frustrating endeavor for many.

The housing tax credit is expected to cost the government about $11 billion, but hopes are that it will spur the economic recovery by bolstering home sales.

Will you be working during you child’s winter break? There are many different options for winter camps in Palmetto Bay. The Village of Palmetto Bay is offering two different winter camps: the Skate & Adventure Holiday Camp and the Holiday Camp at Ludovici Park. The programs at the Skate & Adventure Holiday Camp include skateboarding, outdoor games, sports, arts and crafts, kite flying, scavenger hunts and more. Camp Ikana Okee is an adventure camp for children ages 11 and up. Science, Education and Adventure are the focus of the camp as campers explore the wonders of the natural and marine world. the year draws to a close there is a limited amount of inventory available in Weston. Low interest rates and the homebuyer's tax credit have played a key role in this trend.

of December 1 there were 525 properties for sale in Weston, of which 217 are offered as short sale listings and 18 as REO or bank owned. As you can see these REO are few and they sell quickly. A buyer's best opportunity is found by working with a Realtor that has extensive market knowledge. Professionals can assist a buyer in determining the best opportunities in a given market.

There have been 995 sales in Weston year-to-date of which 19% were short sales compared to 41% of the current inventory listed as short sale. Bank owned sales were only 21% of the total sales. As you can see over 50% of the closed sales are traditional re-sales which still offer a good value to the buyer.

The luxury market in Weston is seeing an average of two new buyers per month. There are about 70, $1 million plus properties listed for sale. Buyers in this segment of the market are getting a lot of value for their money. Sellers who are currently listed or thinking about entering the market must make sure that they hire the best possible agent, not the one with the most listings but rather the one that has captured and continues to capture the highest number of buyers for these properties.

Many move up buyer's are asking themselves, if this is a good time to buy and, if so, do they sell their current home? Or do they keep it as part of their investment portfolio? I suggest that such question can only be answered by the individual after careful review of today's market trends. However buying your move up property has not been this affordable since the 1970's. It may be a great beginning for you and/or your family to start the new year in a new home in Weston.

No Room for Sloppy Work

All too often agents forget the importance of crafting a clean offer with proper consideration (deposit). Not just in today’s market, but in any market, the extra time and effort to write a good contract with proper deposits up front will make the difference between a buyer having their dream come true or moving on. There is no excuse for sloppiness.

I recently had a listing that received multiple offers (yes that does happen today). The property went to contract, not to the highest offer but the best written.

It was exciting for the seller to get three offers so quickly. The lowest offer was rejected… it was well below the seller’s desired net. This left the other two to consider. The higher of the two provided a higher net to the sellers, however it was poorly written and there was no good faith deposit at the time of the offer, it was to be provided within two days of contract acceptance. In addition, important addendums were missing. Sloppy work. The second offer was well written, had all the addenda and importantly, the buyer provided a good faith deposit up front. This gave the sellers a higher level of comfort about the seriousness of the buyer. As a result, the sellers elected to respond to the lower offer and made a counter offer. The buyers were indeed serious and accepted the counter offer. It was most unfortunate for the poorly written offer, I’m sure the buyer really wanted the house as well.

Home Sales Up - Palm Beach Co. & Treasure Coast

October was another banner month for home purchases, with sales up 36 percent in Palm Beach County and 46 percent in the Treasure Coast compared with the same month last year.

Florida's single-family home sales rose 45 percent compared with October 2008, according to a report released Monday by the Florida Realtors. The report also showed an 82 percent increase statewide in the sales of existing condos.

The Sunshine state's gains were reflected nationally, as sales of single-family homes, townhouses and condominiums surged 23.5 percent last month over October 2008. The numbers were reported in a National Association of Realtors survey, also released Monday.

Short Sales Pitfalls

In this time of turmoil in the financial markets, many people have had to take the short sale path to get to a better financial position. With the loss of so many jobs it is commendable that families in this troubled position work with the bank in whatever manner to strengthen their position and get out of financial difficulties.

As a reminder to agents, receiving compensation on short sales involving family members can be considered fraudulent.

Tina Gaffney, Managing Broker, reminded agents in a recent meeting that a sales associate may not receive compensation or payment as a part of the sale involving a short sale to any family member, unless specifically approved in writing from the lender. This includes a short sale on the associates own home.

Most lenders have requirements disallowing compensation and any payment to family members involved in the transaction of short sales. Rebates of any portion of the proceeds back to the family members involved are also disallowed. The lender may actually request the seller and/or broker to represent and warrant that this non compensatory condition will be upheld.

It should not come as a surprise to sales associates at the closing table. Sometimes in agents’ quest for making a living in this difficult market, these issues can often be overlooked. If you’re an agent and have questions, contact your managing broker who will provide the best guidance possible.

I found a recent Palm Beach Post article very interesting. Actually kind of shocking! It was about buyers actually camping out for days waiting to purchase premier lots and model homes at great prices. It was a nice to have a bit of information leading us to believe that even in today's market, if buyers see value they are ready to invest in real estate. Interesting food for thought.

Forbes Sees Fast Recovery for Texas

Texas’ four major metros are in the top 10 fastest-recovering cities nationwide, according to Forbes magazine.

Dallas–Fort Worth–Arlington was ranked the sixth fastest recovering metro area in the country, with San Antonio the second, Austin the third, and Houston–Sugar Land–Baytown the eighth.

“Texas didn’t have as big of a boom,” said Dr. Jim Gaines, research economist at the Real Estate Center at Texas A&M University. “So we’re not having anywhere near the kind of bust.”

The magazine attributed their relatively quick recovery to Dallas’ thriving technology industry, San Antonio’s and Austin’s high number of municipal jobs, and Houston’s energy sector, as well as the state housing market’s ability to remain stable while other states’ markets crashed.

Forbes ranked the country’s 100 largest MSAs according to each area’s September unemployment rate and foreclosures, gross metropolitan product, home prices and sales rates.

Wise to Sell During Holidays?

During this time of the year, I get asked by many potential home sellers whether or not this time of the year is the right time to sell. Many sellers feel there are less sales this time of the year and that people are spending money on the holidays rather than homes. They also say that homebuyers have too many obligations (parties, events, etc.) right now, taking longer to sell a home. So is it a good time for your home to be on the market during the holiday season? The answer is DEFINITELY!

Although there have been times in the past when sales in Miami-Dade County have been the least for the year, last year, December, was the busiest month of the year. According to the South East Florida MLS, there were 1,449 sales during the last month of the year. October was second with 1,277 sold. So, what is a possible reason for so many sales in December? A possible explanation is that because of our wonderful weather during this time of the year, there are more visitors. When they think of how beautiful this time of the year is here compared to where they live, there are quite a few of them that decide that they would love to have a home or vacation home here, especially since Miami IS ON SALE! Another thing mentioned by potential home sellers was that people are spending money on the holidays and not homes. That is definitely true for many buyers, but it isn’t true for all of them. It is not the quantity of homebuyers that look at a home but rather the quality of the homebuyer who looks at the home. There is no better time of the year to find quality homebuyers looking at homes than during the holidays. Does it take longer to sell a home during this time of the year? It does not. Over the years, the days on the market to sell a home varies a lot. There is no given month that takes longer than other months.

Thanksgiving dinners, holiday parties, work parties, and many other different events this time of the year take time away from our busy schedules to look at homes. That is a very good thing if you are a home seller. There is no better time to have a holiday party and invite many people to your home so they will all be aware that it is for sale. A decorated home is more attractive and allows the guests to mention how beautiful it looked to all of their friends, and also mention that it is for sale.

Other reasons now is a great time to sell:

  1. Since many people do not put their home for sale during this time of the year, there are fewer homes for buyers to select from. This means less competition for the home and allows the seller to get more for the home.
  2. The homebuyer tax credit was renewed, allowing more people to benefit from it. Since the buyer needs to have an offer accepted by April 30, 2010, many of them are looking for homes this time of the year because of the limited time they have.
  3. Holiday time is family time, and family time is an emotional time. People buy homes based on emotions. So now is a great time for buyers to envision themselves and their family in their new home.
